Single Family Home For Sale at Harvard Square in Irvine

by Alicia Mendoza on July 13, 2011

If you’re looking to buy a house with an Irvine zip code, here’s a great opportunity to get a really nice home in the area…without the high Mello-Roos.

Welcome to Harvard Square, a beautiful gated community within the city of Irvine.  This community is located near the cross streets of Walnut and Harvard.  Lined with gorgeous, mature trees and featuring many wonderful amenities such as a community park, playground, community pool and spa, wide streets, and more, this neighborhood has great character and truly feels like “home.”

This featured home for sale here in Harvard Square is a “clean slate” for a buyer who is tired of looking at homes that are major fixer-uppers and/or are short sales for which it would take 3-4 months before you can actually move into the house (assuming you are even the selected buyer in front position).

This is a single family, two-story detached house with 3 bedrooms and 2.5 bathrooms, an attached 2-car garage, a full 2-car driveway, with about 1,743 square feet of living space on a 3,576 square foot lot.  This home was built in 1999.

Looking for nice, high ceilings and an open floor plan?  This one has it.

Want a low-maintanence yard that is already nicely landscaped and still large enough for you and your family to enjoy?  If so, keep this one on your list.

Are you looking for a home that is located within the Irvine Unified School District boundaries?  This one currently feeds into College Park Elementary School, Venado Middle School, and Irvine High School.  All set with that.

Hoping for an Irvine home with low Mello-Roos and low HOA dues?  As of right now, Mello-Roos is less than $685 per year, and HOA dues is $120 per month.  Not bad compared to some other areas of Irvine.

So what’s the price?  Well, the list price is currently $629,000.  That’s the lowest priced home at Harvard Square right now.

Why is it priced so low?  Well, as mentioned earlier, this home is a “clean slate.”  It’s perfect for the person who wants to customize his/her home with upgrades that match throughout the house.  The walls are white, the floors can use some higher-end materials, and the cabinets and countertops can use a facelift.  This doesn’t mean that the home is a fixer.  Quite the contrary.  But if you’re looking for travertine flooring, granite countertops, custom paint, modern light fixtures, and crown moulding, you’re going to have to put in the time and money to have that done yourself after escrow closes.  Or you can buy a more expensive home.  It’s up to you.

The good news is that this home does have beautiful plantation shutters throughout the house — that will save you thousands of dollars up front.

This home also is located deep within the neighborhood toward the side that is close to the 5 freeway.  If you need absolute silence around your home, then Irvine is probably NOT the city for you.  If you can tolerate the hum of the 5 freeway from behind a high sound barrier, then this home may work for you (much better than backing up to a busy street like Culver, according to some).  Because it’s along this part of the neighborhood, this house has no neighboring houses facing you.  It also has plenty of parking along that street, which is a HUGE plus for those buyers who have several cars and/or have a lot of guests who may come over.

So if you’re looking for a nice home that you can customize to your heart’s delight within a wonderful neighborhood that feeds into Irvine schools for a good price and for which you WON’T have to wait months to open and close escrow (i.e. this is a standard sale!), please contact me so that we can arrange a showing and/or figure out whether this home is right for you.

Or, if you just want to find a home in Irvine and surrounding areas in Orange County with less hassle and in a collaborative manner, I’d be glad to talk it over with you.

Thank you!
